- Keep each record for at least 2 years.
- You can have the check done up to 2 months early and keep your original renewal date.

Common questions
Is a CP12 the same as a Landlord Gas Safety Record?
Yes. CP12 is the old name for the form, and most people still use it.
Do I need one if the only gas appliance is the boiler?
Yes. The check covers every gas appliance, fitting and flue you provide, even if that’s just a boiler. Appliances the tenant owns aren’t covered, but the pipework and flues serving them are.
What if the tenant won’t let you in?
We contact the tenant and agree a time. If they still refuse, keep a record of every attempt, such as letters and emails: HSE inspectors look for at least three. Never force entry.
What happens if something fails?
If an appliance is dangerous we make it safe there and then, which can mean turning it off. We explain what’s wrong and quote to fix it.
How soon do I get the certificate?
The same day, by email.
